Schematic Design: Involves the Clients / Owners program requirements, code and zoning reviews, and generating conceptual designs and ideas for discussion and consideration.
Design Development: Refining of the conceptual designs and ideas developed during the Schematic Design phase with considerations of structural, mechanical and other technical considerations.
Construction Documents: These are the documents that most people refer to as "blueprints". These documents provide the technical details for the successful execution of the bidding and construction of the project. These documents clearly define the requirements of the project for the contractor and are the clients primary risk-management tool during the construction process.
Bidding / Negotiation: Involves answering questions, clarifying issues for the contractors, and assisting in bid proposal analysis.
Construction Administration: Involves field visits, review of shop drawings, change orders, RFI's, punch lists and payment reviews. |
